Tasmania Cuts Stamp Duty for Home Buyers, Reduces FHBG

Stamp duty has been formally eliminated by the Tasmanian government for all qualified first-time homebuyers who enter the Island State’s real estate market.

As of right now, qualifying Tasmanian first home buyers no longer have to pay any stamp duty on properties up to $750,000, making house ownership a little bit simpler- says the expert.

The stamp duty waiver is offered to qualified first-time buyers regardless of whether they are purchasing a new or existing property, unlike in several other states and territories.

In the past, Tasmanian first-time homebuyers were eligible for a 50% stamp duty rebate on purchases up to $600,000.

The modification will take effect on June 30, 2026, with a backdate of February 18, 2024. This means that qualified purchasers who made purchases recently may get a refund of their Stamp duty.

After legislation was passed this week, the stamp duty waiver—which was initially announced before Tasmania’s most recent state election—went into effect.

According to estimates made in April, removing the tax would enable 1,500 Tasmanian families to buy a home annually.

It’s the most recent state government modification to stamp duty; before, the valuation ceiling at which reductions or exemptions are reduced was lifted or removed in Queensland and South Australia.

In South Australia, stamp duty is no longer applicable to first-time homebuyers building or buying a new property, while in Queensland, first-time homebuyers spending $700,000 or less are exempt from paying the tax.

Owning Your First Home in Tasmania Gets More Expensive as Grant Shrinks

Unfortunately, beginning on July 1, 2024, the First Home Owners Grant in Tasmania will only be $10,000 for qualifying first-time homebuyers.

First-time buyers who join the market by buying or developing a new home are eligible for the award.

Before, it gave $20,000 to anyone who bought or constructed a new house between July 2016 and March 2021, and $30,000 to those who did so between April 2021 and June 2024.

The $10,000 payment is noticeably less generous than the $15,000 and $30,000 grants that South Australia and Queensland, respectively, are offering to qualified buyers.

However, it aligns with payments given to purchasers or builders of newly constructed homes in Western Australia, Victoria, and New South Wales.

Offers to reduce stamp duty for purchasers of off-the-plan flats

The amendments to stamp duty made by the Tasmanian government will not only help first-time homebuyers.

There may be a 50% stamp duty reduction available to buyers of new apartments or units that are off-the-plan or yet under construction.

Those who plan to spend less than $750,000 on their new home can take advantage of this discount, which could result in savings of up to $14,468.
