Spring generally improves property activity, but in spring 2024 shows mixed real estate trends across Australia. Sellers in some locations may have hurdles as demand lags behind listings. According to the most recent CoreLogic data, communities on the East Coast have experienced an average increase in new listings of 18.2% and sales of 8.3% over the previous ten years.
Though some sellers in Melbourne, Hobart, and Sydney are unsure that demand will increase, buyers, sellers, and real estate agents are preparing to increase sales and listing activity as spring approaches.
As the winter cold fades and blossoming gardens showcase houses at their finest, spring may be a popular season for buyers and sellers. There’s also the bonus of transactions wrapping up before the holidays.
Listings Boost
In Australia, fresh listings have increased by 18.2%, and sales have increased by 8.3% during the past ten years, indicating that spring is often a busy time of year for real estate.
Head of research at CoreLogic, Eliza Owen stated, “Spring can be a popular time for buyers, but broader market factors like interest rates will play a role.”
Spring listings often see the most significant spike in colder climates, with Melbourne and Sydney historically setting the pace. However, as the market downturns of 2015, 2017, and 2018 have demonstrated, spring time only sometimes translates into more demand, particularly in major cities.
Balancing supply and demand
CoreLogic’s data shows that Australian cities do not equally distribute supply and demand. While Melbourne’s market tends towards buyers, with 5,400 more listings than sales in recent months, Perth and Adelaide are witnessing more outstanding sales about new listings.
According to Owen, sellers in Adelaide and Perth will probably have the upper hand this spring because of the urgency created by stock shortages. However, high stock levels might hinder the seller’s market in Melbourne and Hobart.
Local market insights
The overall market stock remains low in Brisbane, Adelaide, and Perth, favoring sellers.
Meanwhile, Melbourne’s Sunbury and Hobart’s Brighton are experiencing high inventory levels and poor buyer interest. CoreLogic urges potential sellers to consider their local market circumstances before listing this spring. “We anticipate rising listings, but demand may not catch up in some areas, leading to more competition for sellers,” Owen mentioned.
Conclusion
As we enter spring, the market will test the depth of property demand, especially in cities like Melbourne and Hobart, where listings are already high. We expect a spike in new listings, but demand may not increase simultaneously. If we observe advertised stock levels rising this spring, it’s a promising sign that the Australian home market’s boom may continue.
